Elleven/Luma/Evo (Background/History)
It was early 2004 when Portland, Oregon developer's "Williams & Dame" and it's cross town rivals "Gerding Edlen" came to Downtown Los Angeles. They descended into the sparce area of South Hope St. and Grand Ave. crossed by 11th & 12th Streets. An area that was dilapidated, vacant and unused. They had a vision to come together and create a complex, three "smart" buildings that would all compliment each other and ignite a community. That community would be called South Park. The two powerhouse Oregon real estate companies would call themselves The South Group for this project. The 1st of the three buildings would be named "Elleven", the second would be called "Luma" and the third would be known as "Evo". These three buildings would take The South Group almost five years to complete. Not re-adapted, not-rebuilt, not re-designed, not re-anything!
The community would be the first "New Residential Construction" downtown in 25 years and the 1st "Leed Certified" (Green) residential buildings ever in DTLA! They would bring in top Sales & Marketing Companies of the day like Ryness & The Mark Company. When Ryness started the pre-construction, pre-sales process they brought on a young fresh faced Downtown Realtor named Randelle Green to lead the sales team. When it was all said and done, Randelle, selling to the original buyers for the Developers, would put more than 300 new downtown owners into contract in the complex alone! Green would go on to broker his own company which continues to thrive today as one of the top boutique brokerages downtown going on it's 16th year, The RandelleGreen Group.
This was all before L.A. Live, Ralphs, Whole Foods and CVS. A time before The Bloc, The Ritz Carlton and Marriot Hotel's, no Ten50 or Aven, Circa and certainly no Palms, Prank or Broken Spanish. A time when South Park was just finding iteself, a reach in essesence, but a reach that paid off. Fast forward 15 years, South Park is the epicenter of luxury living, 5-star restauraneurs and billion dollar mixed use, condo, hotel complexes. The team from Oregon built it and it certainly looks like they came!

Elleven (Building Features)
"Elleven" is a DTLA 1st in several aspects, very first! In 2004 The South Group, Portland Orgeon's partnership of Williams & Dame and Gerding Edlen (developers) vision began. Elleven would be downtown's 1st residential new construction building in over 25 years. 1st ever residential "Green" building Downtown, which means garnering a "Leed Certification" on bio degradable, environmentally freindly materials. 1st of the three sister buildings that would be the cataylist of a new booming luxury community called South. In the years to come South would become South Park.
This 13 story glass, metal and concrete ediface would rise on the SW corner of Grand Ave & 11th Street. It would mirror it's soon to follow sister building "Luma" in style and design. A "Soft-Loft" building with open floorplans, no demising walls. A wonderful common area would anchor Elleven and connect it with Luma at the 4th floor. This community gathering place would be dressed in stone and feature a pool, spa, Viking BBQ's, seating area's, firepit and a lovely water feature. Subterranean parking for it's owners, with terraces and juliet balcony's. Excellent security with controlled access and conceirge. A mixed use property with retail at the ground floor anchored by perhaps the most busy and popular Starbucks in all of Downtown.
